Most of our properties are subject to the first month's rent and a bond equivalent to one month's rent which is payable prior to moving in.

Landlord Fees Information
We are required to explain our charges to Landlords. This can be quite difficult as we provide different services to suit every Landlords needs. We have set out below our general charges but please contact us so that we can discuss your own requirements to enable us to provide you with a more accurate quote for our services.
Set Up Charge/Tenancy Agreement Fee £295.00 inclusive of vat
This charge includes the landlord’s share of the following services: -
- Referencing all tenants including credit checks, bank checks and previous landlord checks
- Undertaking all Right to Rent checks as required by the Immigration Act 2016
- Production of an up to date Tenancy Agreement
- Preparation of a detailed Inventory of the property
- Protection of the deposit in a Government stipulated scheme
Full Management Service 13.2% of the rent collected inclusive of VAT every month.
This charge includes the following services: -
- Advertising of the property, including major internet portals
- Accompanied viewings
- Serving the tenant with the required Prescribed Information relating to the Tenancy Deposit Scheme
- Providing the tenant with an up to date How to Rent guide
- Providing the tenant with a copy of the Energy Performance Certificate
- Providing the tenant with a copy of the Gas Safety Certificate
- Meeting with the tenant to explain their responsibilities
- Testing all smoke and carbon monoxide alarms on the day the tenancy commences
- Dealing with ongoing maintenance issues throughout the tenancy
- Providing access to a 24 hour emergency maintenance team
- Dealing with all tenancy issues throughout the tenancy
- Carrying out regular property inspections throughout the tenancy
- Collecting the rent and chasing up any rent arrears
- Serving of any relevant notices
- Managing the eviction process when needed
- Attending court as required
- Attending the property with the bailiffs if necessary
- Managing the move out process with the tenant.
- Resolving any disputes in relation to claims against the deposit.
- Dealing with disputes in relation to deposits with the Deposit Protection Service.
Rent Collection Only 9.6% (including vat)
- Collect and remit the monthly rent when received
- Arrange payments from the rent for statutory requirements
- Pursue non-payment of rent and provide advice on rent arrears action
Let Only Service an amount equal to the first months rent upto a maximum of £695.00 inclusive of vat
This charge includes the landlord’s share of the following services:

Tenancy Renewal Fee
Should the landlord wish to renew the contract after the expiration of the initial contract then there is a fee to the landlord of £66 inclusive of VAT and then on each subsequent renewal.
